Once you are registered with James Wilson Estate Agents, we will keep you informed with the latest updates about suitable properties and it is advisable that you have a source of funds available, and a deposit in place. When we find an ideal property for you that you “have fallen in love with” you will need to decide what price you would like to offer. Some property vendors (sellers) have no flexibility on price however for others, negotiations may be possible.

When you have given us your property offer we will put this forward to the vendor and begin the negotiating process. After an agreed price has been confirmed, the property goes “under offer” which means that all viewings are brought to a halt and the property is taken off the market. The property is now yours, subject to contract. A property survey will need to be booked to confirm how much your mortgage lender will borrow for you according to the particular property value. Both you the buyer and the seller’s solicitors are contacted to discuss and agree acceptance for the commercial or residential property.


Completing the Property Buying Process

It can take 28 days to 3 months depending on solicitors - from the original offer to completion (when the house or commercial property legally becomes your new accommodation).
